Baker Places members unanimously vote to ratify tentative agreement
The new contract makes important gains despite very challenging budget cuts

SEIU 1021 members at Baker Places in San Francisco — a nonprofit organization that provides supportive housing and wraparound services for people living with HIV, mental health conditions, and/or substance abuse — voted unanimously last week to ratify their tentative agreement.

“The most empowering part of the process was our members coming to a bargaining session to advocate for better wages,” said Baker Places Chapter President Mitchell Clark, a case manager at Co-op Housing. ”Their presence in that bargaining session was really inspiring — showing up to stand in solidarity with the chapter.

“I’m proud that we secured 2% amidst the budget cuts, which are very significant. There are a lot of anxieties and concerns about the budget, and we got our management to agree that they would revisit the budget next year and the year after with a 2% floor. So we’re guaranteed 2% per year over three years, but management is subject to renegotiating that 2% floor.”

Here are some highlights from the new agreement:

  • Wages & health:

    • Maintain current health care benefits and guaranteed wage increases for the next three years.
      • 2% effective July 1, 2025
      • 2% minimum with contract re-opener to negotiate possibly higher increase effective July 1, 2026
      • 2% minimum with contract re-opener to negotiate possibly higher increase effective July 1, 2027
  • Education & well-being: Expanded education/professional development and well-being funds up to $500 per employee per year.
  • Pay differential: New pay differential for case managers and residential counselors with qualifying credentials.
    • 5% additional pay per hour for employees that satisfy all requirements of eligible registration/certification programs and remain in good standing.
  • Holidays: New language adds FOUR additional holidays: Indigenous People’s Day, Veterans Day, Friday after Thanksgiving, and 1 additional floating holiday.
